I liked working with Heidi. As a first-time homebuyer, she was a calming voice when I was anxious and nervous. She was responsive and answered all my questions and concerns to the best of her ability. She was genuine, kind, and informative on my repeated house tours. I appreciated that she was on-site with me for 4 hours during the home inspection. Bottom line is, she cared a lot. I couldn't be happier that she was getting paid for her honest, wonderful work. I felt disappointed with the way we negotiated. I felt weak and at the mercy of the Seller. We negotiated from a place of fear of losing the deal and not showing willingness to walk away. I felt that my skin was more in the game than the Seller's. I observed that they answered questions at ease, taking their sweet time, sometimes not even bothering to answer. Carol, the Seller's agent, on the other hand, set the tone about the selling price. She seemed experienced and deft at negotiating hard. "No less than $X!" I heard her say at the beginning before settling for a slightly lower price. Hearing a firm message at the outset created emotions of panic and fear of loss for me. We know that tone, language, word choice, timing matter during a negotiation. As a buyer, we had much ammunition that went unused/untested: The house was on the market for 6 months and not selling even in a hot Seller's market, some previous deals had fallen through. This must-have caused frustration for the Seller. I did an extensive home inspection that pointed out several problems with windows, pests, etc. I did not see these points used during the negotiation. Instead, we were acting out of fear and at the Seller's mercy, which is sad. All-in-all, I think I got a good deal overall. Heidi and I had extremely honest communication and I have discussed the above points with her during negotiations. I did feel she was prompt, on-my-team, and trustworthy, which is extremely important to me. I would recommend her to my friends with the advice that they should trust their gut about negotiating and doing their own homework.
